Andover

Cambridge rates

Cambridge rates are supplied for renewal quoting only.

Wind/Hail and Hurricane deductibles

WinRater only supports the Wind/Hail deductible for Andover. WinRater does NOT support the Hurricane deductible.

Water Backup Limits

WinRater only supports Water Backup Limits starting at $5000. WInRater does NOT support the Andover limit of $2500.

Arbella

Pools

The presence of a pool, which used to be captured on the Additional Surcharge endorsement, is now captured on the Dwelling tab.

Dogs

Information on dogs is still captured on the Additional Surcharge endorsement.

Secondary Heat Source Surcharge

Secondary Heat Source Surcharge, which used to be applied on Endorsements, now is triggered by adding a secondary heat source on the Dwelling tab.

ASI

General notes

  • Real-time rating is available 24/7. While not expected, interruptions might occur during system updates Thursday and Saturday evenings from 5 – 11 p.m.
  • ASI supports Home (HO3) and HO6 only, not HO2 or HO5.

Dwelling tab

  • Other Structures (Cov B), Personal Property (Cov C) and Loss of Use (Cov D) are supported as specific percentages of Dwelling (Cov A). If the applicant has requested an unsupported coverage amount, the increase or decrease will be bumped in flat dollars. However, the Carrier rating messages will indicate the increase or decrease in percentages, not specific dollars.
  • Example: (Carrier Rating Service Message)
    Other Structures: 11% not available in ASI. Quote includes 20%
    Personal Property: 59% not available in ASI. Quote includes 60%

General endorsements:

  • Credit Check Authorization: Because ASI runs a credit check as part of its Real-Time Rating process, you must click on Credit Check Authorization in the General endorsements tab.
  • Escaped Liquid Fuel: ASI bundles coverage for both Liability and Property. You must select Escaped Liquid Fuel-Liability for the coverage. When you select this endorsement, the premium is based on a tank inside on masonry and includes $200,000 Aggregate Limited Liability and $50,000 Property Remediation.
  • Water backup: Note: Water backup is a rate-bearing endorsement for ASI. You may check this endorsement under the General Endorsements tab in WinRater, then select a limit ranging from $5,000 to $25,000.
  • When you submit the business to the ASI system, the basement type will default to “None.” You must elect the type of basement (none, unfinished, partially finished, fully funished). The limit you selected in WinRater will carry over, and ASI will apply the correct premium.

Plan Summary

  • Household Factor – In calculating the Household Factor, ASI uses several factors including, but not limited to, age of the name insured, marital status, number of children under 18, and PC Construction Factor. Contact your underwriter if you require additional details.

Client tab:

  • Home Phone is required. If the customer only has a Mobile Number, enter it into the Home Phone field as well as in the Mobile Number field in the Client tab.
Bunker Hill

General notes

Real-time rating is available 24/7.

REQUIRED OPTIONS

Bunker Hill requires a response to the following WinRater Options in order to obtain a Real-Time Homeowners rate. (The REVIEW button in WinRater’s premium panel next to Bunker Hill helps direct you to these fields.)

Dwelling tab

Primary Heat and Plumbing are required for Bunker Hill Real-Time Rating.

Endorsements tab, Company Endorsements

  • Bunker Hill Agent Code, Auto OBI Limit, Original Date with Agency and Prior Home Insurance Carrier are required for Real-Time Rating.
  • Also, Bunker Hill will not produce a rate unless the risk has an auto policy with Plymouth Rock. You need to check “Account Credit – Auto Policy with Plymouth Rock,” otherwise Bunker Hill will return an error message.

Underwriting tab

You must provide loss data for the last 5 years.

Multiple quotes

Bunker Hill is the only Homeowners Real-Time Rated carrier that returns multiple quotes for each risk.

  • WinRater’s Premium Panel will display both quotes to the left of the name of the Bunker Hill plan (see below).
  • Whether you request an HO3 or an HO5, Bunker Hill will return a quote for both options.
  • First, based on the risk, Bunker Hill will select the appropriate plan: “Bunker Hill” or “Bunker Hill Insurance Casualty Company.”
  • When you open the Plan Summary Screen, it will automatically open to the details for the quote (HO3 or HO5) that you requested. At the top of the Plan Summary screen, you can toggle between the quote you requested and the additional one that Bunker Hill has provided (see below).
Chubb

Claims Surcharge

Claims Surcharge, which used to be applied on Endorsements, is now triggered by entering loss information on the Underwriting tab.

Fireman's Fund

Loss Surcharge

Loss Surcharge, which used to be applied on Endorsements, is now triggered by entering loss information on the Underwriting tab.

Green Mountain

Loss History Adjustment

Loss History Adjustment, which used to be captured on Endorsements, now is applied by entering losses in the appropriate years on the Underwriting tab.

No Swimming Pool Credit

No Swimming Pool Credit, which used to be applied on Endorsements, now will be automatically added if you select “No” for Pools on the Dwelling tab.

No Wood/Coal Burning Stove Credit

No Wood/Coal Burning Stove Credit, which used to be applied on Endorsements, will be automatically added as long as wood/coal burning stoves are not listed as a Primary or Secondary heat source on the Dwelling tab.

Harleysville

Supplemental Heat Surcharge

Supplemental Heat Surcharge, which used to be applied on Endorsements, now is triggered by adding a secondary heat source on the Dwelling tab.

MAPFRE

REQUIRED OPTIONS

MAPFRE requires a response to the following WinRater options in order to obtain a Real-Time Homeowners rate. (The REVIEW button in WinRater’s Premium Panel next to MAPFRE helps direct you to these fields.)

  • Dwelling tab: Year built
  • Endorsements tab – Company Endorsements: MAPFRE Agent Code
  • Underwriting: Loss data for the last three years
  • Client tab: Client name, mailing address, date of birth, and move-in date

Multiple Quotes

  • MAPFRE will automatically attempt to rate two plans: Commerce and Citation
  • Both quote results will display on the Commerce carrier row in the WinRater Premium Panel.
  • The Plan Summary Screen will automatically open to the details for Commerce. At the top of the Plan Summary screen, you can toggle between Commerce and Citation. The toggle is available even if no quote was provided for one of the plans so that you can read the carrier notes explaining why. In cases where both plans were quoted, you have the option to Submit either to the carrier.
  • Even when premiums for both plans are returned, risks may not be eligible for both. An insurance credit score should be run to determine full eligibility as MAPFRE does not check this as part of their Real-Time Rating process. Insurance credit score retrieval for MAPFRE is available in WinRater on the Credit Reports tab. Learn more about retrieving credit scores in WinRater.
NGM

General notes

  • Real-Time Rating available 24 hours a day, seven days a week

REQUIRED OPTIONS

NGM requires a response to the following WinRater Options in order to obtain a Real-Time Homeowners rate (the REVIEW button in WinRater’s premium panel next to NGM helps direct you to these fields).

  • Dwelling tab: Address and Year Built are required.
  • Underwriting tab: You must provide loss information.
  • Client Info tab: Client Name, Date of Birth, and Move-in Date are required.

Multiple Quotes

  • NGM will automatically return two rates: National Grange Mutual – Standard and Main Street of America – Standard (if the risk qualifies).
  • Both quote results will display on the NGM carrier row in the WinRater Premium Panel:
  • The Plan Summary Screen will automatically open to the details for NGM Standard. At the top of the Plan Summary screen, you can toggle between NGM Standard and MSA Standard. The toggle is available even if no quote was provided for MSA Standard so that you can read the carrier notes explaining why the risk did not qualify. In cases where both plans were quoted, you have the option to Submit either to the carrier.
National General

General notes

  • National General will be using Equifax for a credit check as part of their Real-Time Rating process
  • Quote Effective Date: Quotes must have an effective date within 90 days (past or future) of the current date to be rated
  • If both “Security Plus” and “Security Plus Elite” endorsements are chosen, National General will rate with Security Plus Elite

Complete address, Square footage (HO3), Number of stories, and Roof details

Underwriting

Number of losses in the last 5 years

Client tab

Client name, mailing address, date of birth, and Move-In Date. If Move-In Date is within 3 years, Prior Address becomes required. (Move-In Date will be mapped to Purchase Date in the carrier’s system upon submission.)

Norfolk & Dedham

Loss Free Years

Loss Free Years, which used to be captured under Endorsements, is now captured on the Underwriting tab.

Preferred

Swimming Pools and Diving Boards

The “Swimming Pools and Diving Boards” endorsement has changed to just “Diving Boards.” The presence of a pool now will be captured on the Dwelling tab. Special note: WinRater does not support rating of multiple pools on a property. Users should select “Yes” for pool before entering a number of diving boards.

Providence Mutual

General notes

  • Real-Time Rating available Mon.- Sat. 3 a.m. – 9:30 p.m.; Sun. 3 – 9 a.m. and 9:30 a.m. to 9:30 p.m.

Dwelling tab

  • Dwelling Address, Year Built or Age, Primary Heat, Oil Tank Location if Primary (or Secondary) Heat is Oil, Wiring Type, Roof Type, and Plumbing are required for Providence Mutual Home Real-Time Rating. Be sure to answer “If Updated, when” when applicable, as this can affect the rate.

Underwriting tab

  • Providence Mutual requires number of losses and loss details for five years, as different types of losses can affect the rate differently.

Client Info screen

  • The Client Date of Birth, Client First and Last name, and Move-in Date should be completed. If there is a Co-applicant, the date of birth should also be completed. Prior Address is required if the Insured has been at the address for six months or fewer.

Additional Residences Rented to Others and Other Insured Location Occupied by Insured

  • Providence Mutual only supports rating of one of each of these additional dwelling types. If you enter multiple additional locations under either of these General Endorsements, only one listed additional dwelling of each will be factored into the returned rate.
Quincy Mutual

General notes

  • Real-Time Rating available Monday through Sunday, 5 a.m. – midnight

Social Security Number

  • Quincy Mutual does not require a social security number for Applicant and Co-Applicant in order to obtain a quote. However, entering a social security number helps ensure an accurate rate and that the policy gets placed in the proper writing company (Quincy Mutual or Nemic.)
  • For security reasons, you will not be able to see the number as you are typing it in.
  • If you are unable to get a Social Security Number and you are quoting a NEW PURCHASE or the insured hasn’t lived at the residence for at least three years, you need to override the new location address under the “Client Screen” tab and enter the prior address. In order to increase the chance of getting a score, Quincy Mutual needs prior address under these circumstances.

Increase or Decrease Coverage C or D

  • If you increase Coverage C – Personal Property or Coverage D – Loss of Use, WinRater will display a message on the right side of the Plan Summary screen reading ‘”Increased Personal Property Limits” or “Increased Loss of Use Limits.” If you decrease Coverage C, the right side of the Plan Summary screen will display “Reduced Personal Property Limits.”

HO-6 Increase Coverage A

  • If you increase Coverage A – Additions and Alterations on a HO6 quote, WinRater will display “Included in base” in the Endorsement Section. The increased premium will not print on the quote worksheet or display in WinRater.

Quincy and NEMIC Programs

  • Quincy Mutual will decide into which program, Quincy or NEMIC, to place a policy.

Distance to Coast

  • Quincy Mutual determines the Distance to Coast during its Real-Time Rating process, so Quincy Mutual will ignore the Distance to Coast when you select it in the Dwelling tab.

Endorsements

  • Quincy Mutual has a limited number of endorsements that may need to be quoted on Quincy On Line and are therefore not available for the Home Real Time Rating process. Please contact your Quincy Mutual underwriter for a list of these endorsements.

Losses in Past 3 Years

  • Losses in Past 3 Years, which used to be captured on Endorsements, now is captured on the Underwriting tab.
Safeco

General notes

Real-Time Rating available at all times except the following:

• Tuesday – Saturday, 5:00 a.m. – 6:00 a.m.
• Sunday, 2:00 a.m. – 6:00 a.m.
• Sunday, 11:00 p.m. – Monday, 6:00 a.m.

REQUIRED OPTIONS

Safeco requires a response to the following WinRater Options in order to obtain a Real-Time Homeowners rate. (The REVIEW button in WinRater’s premium panel next to Safeco helps direct you to these fields.)

Dwelling tab

Dwelling Address, Year Built or Age, Sq. Footage, # of Stories, and Roof Type are required for Safeco Home Real-Time Rating.

    • Heat type affects the rate but is not required. If you don’t answer this, Safeco will default to Gas and provide a message.
    • Roof type affects the rate but is not required. If you don’t answer this, Safeco will default to Asphalt Shingle and provide a message.

Endorsements tab

Carrier-specific endorsements (Company tab):

  • The Safeco Agent Code (six-digit code with no dash) is required for Real Time rating.
  • Foundation Type affects the rate but is not required. If you don’t answer this, Safeco defaults to Basement and provides a message.
  • Number of baths affects the rate but is not required. If you don’t answer this, Safeco will default to a number based on other information provided (square footage, # stories, etc.) and will provide a message.
  • Safeco Coverage Levels: You can select either Level 1, 2, 3, or 4. If you don’t choose a level, Safeco defaults it to New Quality Plus.

General endorsements (General tab):

    • Safeco runs a credit check as part of its Real-Time Rating process. You must click on Credit Check Authorization in the General endorsements tab.

Underwriting Tab

Loss Information for past five years is required for Real-Time Rating. In the Underwriting tab check the No Losses box or enter in the Number of Losses and Details for each loss. (Loss details on three most recent losses required.)

Client Info Screen

The client Date of Birth, Client First and Last name should be completed.

Plan Summary screen

Submit the business to Safeco! Clicking Submit in the Plan Summary Screen automatically sends all the data to Safeco’s system – no more rekeying everything!

Note: Submitting does NOT issue the policy, but it does ensure accuracy and greatly reduces quote discrepancies.

Safety Insurance

General notes

Real-Time Rating available Monday – Saturday, 7:00 a.m. – 7:00 p.m.

Credit Reports

Before you pick a Safety Homeowners plan to rate, you have the option of running a credit report right in WinRater. The report will tell you whether your client is eligible for Safety’s Preferred (Indemnity), Standard, or P & C plan.

If you would like to take advantage of this capability and integrate credit report retrievals for Safety within WinRater, please contact your Safety marketing rep and request this functionality. Once we have set you up, just go to the Credit Reports tab in WinRater and follow the prompts to link to LexisNexis.

Pick a Single Plan to Rate

To keep the rating process quick and easy, you need to pick the Safety plan (Safety Standard, Safety Indemnity Preferred or Safety Property & Casualty) you want to rate at the start of each quote. Click on the Endorsements tab in WinRater and choose Pick a Plan in the Safety section.

Safety’s Plan Endorsements are combined

No more having to keep track of separate sets of endorsements for each plan. With Real-Time, we’ve combined them all into one set. If a particular endorsement is applicable to all plans, you’ll see “ALL” next to the endorsement. If it’s only applicable to one or two plans, we’ve labeled that appropriately as well.

Modification of Limits

If Coverage A does not meet Safety’s minimum value, Safety will not bump the coverage. Safety will return a message to contact the underwriter. However, Safety will bump deductibles to meet its minimum requirements.

Loss-free Years

Loss-free Years, which used to be captured under Endorsements, is now captured on the Underwriting tab.

Stillwater

Number of Losses

Number of Losses, which used to be captured under Claim Schedule Rating on Endorsements, now is captured on the Underwriting Tab. Consecutive Years with FNPAC is still captured under Claim Schedule Rating.

Travelers Insurance

General notes

Real-Time Rating is available 24×7 except for regular daily maintenance 2 a.m. – 3 a.m.

REQUIRED OPTIONS

Travelers requires a response to the following WinRater Options in WinRater in order to obtain a Real-Time Homeowners rate. (The REVIEW button in WinRater’s premium panel next to Travelers helps direct you to these fields.)

Dwelling tab

The Primary Heat and Roof Type (and renovation dates, if applicable).

Underwriting tab (NEW)

Loss information including Loss Details.

Client Info screen

    • The Move-in Date is always required.
    • The Prior Address fields also are required if the Move-In Date is less than 6 months from the Quote Effective date.

Endorsements tab

  • Carrier-specific endorsements (Company tab)  Select the appropriate Agent Code from the dropdown selection. If the proper code is not displayed in the dropdown, click on the Agency Codes button in the lower left hand corner to add or edit your codes.
  • General endorsements (General tab)  Because Travelers runs a credit check as part of its Real-Time Rating process, you must click on Credit Check Authorization in the General endorsements tab.

Residence Type

Travelers is not able to rate a Residence Type ‘Secondary’ or ‘Seasonal’ in Real-Time Rating. If the agent enters Residence Type other than ‘Primary,’ the quote will error out with the following message: “Secondary and Seasonal policies are currently not available for Travelers through WinRater. Please use the Travelers quote-and-issue system to process a quote for secondary and seasonal policies.”

Underwriting referral

Travelers will refer you to Underwriting if you answer YES to either of the following:

  • Homeowner Insurance cancelled/non-renewed in the past 3 years
  • Business on Premises

Coverage Limit A-D

Travelers will display a Quote Error if a Coverage Limit A-D is not a value that meets the Underwriting requirements for a plan.

Quote declined

Travelers will decline the quote if you answer YES to any of the following:

  • Home vacant, unoccupied or for sale
  • Dog breed on the restricted list
  • Any animal that is vicious or has bitten/injured someone
  • Dwelling under construction
Union Mutual of Vermont

General notes

Real-Time Rating available 24×7

Getting started

If you’re new to Real-Time Rating, remember that you will need to have a SinglePoint account, and you must enter your Union Mutual of Vermont User ID and Password into SinglePoint Settings. Here’s how. For further help, see your agency’s SinglePoint Account Manager or call Boston Software.

Coverages C and D

Union Mutual of Vermont includes Coverage C – Personal Property and Coverage D – Loss of Use premiums in the base premium.

Endorsements

If Union Mutual of Vermont does not offer an Endorsement, the Plan Summary and the Quote Worksheet will display the Endorsement as “Excluded.”

HO6 Condo policies

When you quote an HO6 Condo policy, if you increase Coverage A – Additions and Alterations, Union Mutual of Vermont will rate for the additional limit less $5,000, which is the limit included in the base premium.

Quote rejection

Union Mutual of Vermont will reject a quote if:

  • A townhouse has more than 8 units;
  • A Home Daycare is endorsed on the Home Quote and the number of people is greater than 3.

Superior Home discount

Applies to owner-occupied, primary, one-family home constructed within the last 25 years, including new plumbing, wiring, heating, and roof. Home must be insured 100% to value, loss-free for three years for a one-family.
Minimum Coverage A limit is $200,000. Smoke detectors are required, and inflation guard endorsement is required.

Universal Property & Casualty

HO8 form not supported

WinRater does not support Universal Property & Casualty’s HO8 form

Wind/Hail deductible not supported

United Property & Casualty does not support a Wind/Hail deductible. Instead, it offers a Windstorm deductible, which is a company endorsement. The valid rates are 1 percent, 2 percent and 5 percent.

Age of Home Credit/Surcharge

Age of Home Credit/Surcharge is dependent on Subsystem updates. These are not required for rating, but you should provide them for accuracy’s sake. If subsystems have been updated, enter the years of the updates on the Dwelling Tab for each.

Zip Code

You should always enter the zip code of the location being insured on the Dwelling Tab. The zip code can change the rating territory, which will affect the rate.

Vermont Mutual

General notes

Real-Time Rating is available Monday through Saturday, 7:00 a.m. – 8:00 p.m.

Dwelling tab

The Dwelling Address and Year Built are required.

Client Info screen

The Client name and Date of Birth are required. The Move-In-Date is also required. If home is a new purchase or owned fewer than 3 years, the Prior Address is conditionally required.

Endorsements tab

  • Carrier-specific endorsements (Company tab): “Pick a Plan” will need to be selected.
  • General endorsements (General tab): Because Vermont Mutual runs a credit check as part of its Real-Time Rating process, you must click on Credit Check Authorization under the General endorsements tab.

Other endorsements

Vermont Mutual has a limited number of endorsements that may need to be quoted on Vermont Mutual’s website and are therefore not available for the Home Real Time Rating process. Please contact your Vermont Mutual underwriter for a list of these endorsements.

Discounts

Superior Home Discount applies to owner-occupied primary or secondary homes. This includes homes that are one or two family, newly constructed, or substantially updated within the last 25 years, including new plumbing, wiring, heating and roof. Home must be insured 100% to value. Minimum Coverage A limit is $200,000.
